We’re pleased to announce that we’ve submitted an application to the City of Calabasas for a comprehensive open space preservation and development plan on 77 acres of land located off Las Virgenes Road, just south of the Ventura Freeway, in Calabasas.

Our property is situated on a low, sloping valley ringed by ridgelines and situated at the intersection of Agoura Road and Las Virgenes Road in Calabasas. The property sits adjacent to existing retail and commercial centers and affords easy freeway access. In the 2030 City of Calabasas General Plan, the property is envisioned as R-MF (20): Residential-Multiple Family (20 units per acre including apartments, condominiums, townhomes, or duplexes) and PD-Planned Development. Collectively, the General Plan anticipates up to 180 multi-family units and a mix of residential, retail, restaurant, office, and parking garages on less than one-third of the site.
Based on extensive community research and outreach, we carefully crafted a plan which complements the character of the local community, is thoughtful and respectful of our neighbors, preserves the bulk of the open space and retains natural landmarks which help define this site, as well as provides on-going revenues to the City of Calabasas.
The key components of our plan, titled Canyon Oaks, are the following:
NEARLY 3/4 OF THE SITE PRESERVED AS PERMANENT NATURAL OPEN SPACE
Of the 77 acres under private ownership at Canyon Oaks, approximately 56 acres are expected to be preserved as forever open space, including the ridgelines which sentinel Canyon Oaks. To ensure that the open space is forever preserved and to reduce the cost to existing taxpayers of maintaining the open space, the landowner proposes to place a conservation easement over the 56 acres of Canyon Oaks open space and place the on-going maintenance of the site under the Canyon Oaks Homeowners Association.
NO MORE THAN 150 SINGLE FAMILY DETACHED RESIDENCES ON THE SITE
The new plan proposes a maximum of 138 single-family detached residences within a gated enclave offering a clubhouse with pool and spa, interior walking trails, and small pocket parks. The neighborhood will also include 8 for-sale affordable condominiums and provide housing options or many city and essential employees.
PUBLIC TRAIL SYSTEM, WIDE SET-BACKS, BUFFERS AND GREEN WALLS
A new trail will be established around the perimeter of Canyon Oaks for direct access to existing urban trail linkages within the Santa Monica Mountains Recreation Area. These trails will provide the area with additional hiking and biking trails which are envisioned to lead to several view look-out points. In addition, wide set-backs and “green walls” of flowering vines, as well as natural berms, will help create attractive, well-defined privacy buffers between the residents of Canyon Oaks and adjacent homes.
REVENUE TO THE CITY OF CALABASAS
To help meet the City of Calabasas’ demand for on-going revenues at Canyon Oaks, a classically designed hotel (not a motel) with premium amenities is proposed for 3 acres near the existing intersection at Agoura Road and Las Virgenes Road. No office towers or parking garages are planned.
GREEN-BUILDING DESIGN TO LEED SILVER STANDARDS
“Green Building” can be defined as a practice which increases the efficiency and use of resources (energy, water, and materials) for a given building while reducing impacts to human health and the environment. The proposed Canyon Oaks hotel would be designed to meet Leadership in Energy and Environmental Design (LEED) Silver standards through the implementation of integrated green building design techniques.
We wanted to understand the local land use needs, and even the thoughts and ideas for this land, as expressed by our neighbors, elected and appointed City leaders, and other key stakeholders prior to submitting our application. To achieve this, we conducted preliminary focus groups, and met with our neighbors to secure reaction to some of the past plans proposed for our land. As a result of the input provided to us throughout the process, we developed the plan based on preserving nearly 3/4 of the site as permanent natural open space, while meeting the needs for homes for families and on-going revenues for the City of Calabasas. As we move through the public City and state-mandated environmental process, we will continue to meet with our neighbors, local leaders and key stakeholders.
The submittal of our land use plan and application to the City of Calabasas commenced the official City review and CEQA process which will result in the creation of a full Environmental Impact Report, multiple opportunities for public input, and several public hearings conducted by the City of Calabasas.
